In short: most roof repairs in Cape Coral cost about $400–$2,000. A small leak, a handful of broken tiles or a lifted section of shingles is normally a repair, not a new roof, as long as the deck underneath is sound.

Where Cape Coral roofs usually leak
Water rarely comes in where the stain shows up. It runs along the underlayment or a rafter first, so a stain over the kitchen can start at a vent pipe two rooms away. The usual sources we find:
- Flashing around vent pipes, skylights, walls and chimneys, where sealant has dried out in the sun.
- Valleys, where two slopes meet and carry the most water in a summer downpour.
- Cracked or slipped tile, often from foot traffic during an A/C or satellite install.
- Worn tile underlayment, which keeps the house dry long after the tile looks fine from the street.
- Lifted or creased shingles after a windy afternoon storm.
How we find the leak
We start in the attic where we can get to it, trace the wet path back up, then go onto the roof at that spot. Every finding is photographed so you can see the problem rather than take our word for it. If a repair is only a stopgap on a roof near the end of its life, the estimate says so and prices replacement next to it.
Repair price guide
| Job | Estimated price | Notes |
|---|---|---|
| Leak repair, flashing or vent boot | $400–$2,000 | Most common call |
| Broken or slipped tiles | Within repair range | Matching tile matters |
| Lift and re-lay tile, new underlayment | $400–$900 per square | Tile reused where sound |
| Emergency tarp or dry-in | $150–$1,500 | Size and access drive it |
These prices are estimates. A repair is priced after we see the roof, because the same stain can be a $400 vent boot or a soft section of deck.
Repair or replace?
Florida's building code limits how much of a roof can be repaired in a year before the whole roof has to meet current code, but roofs built or replaced under the 2007 code or later are exempt from that trigger. That makes repair a realistic option on most newer Cape Coral roofs. On an older roof with damage across several slopes, replacement is usually the better spend. See roof replacement.
Questions about roof repair
Is it worth repairing an old roof?
If the leak is isolated and the rest of the roof has years left, yes. If the underlayment is failing across the roof, repairs tend to chase one leak after another, and replacement costs less over time.
Can you match my tile?
Usually. Many concrete tile profiles are still made, and we keep an eye out for salvage on older ones. Where an exact match isn't possible, we can borrow tile from a hidden slope and put the new tile there.
How fast can you come out?
Call (239) 402-6577. Active leaks get priority, and we can tarp the same area to stop water while the repair is scheduled.
