In short: Pine Island and Matlacha are unincorporated Lee County, so roofing permits come from the county. Homes here face salt air from every side, which is why we lean toward aluminum metal roofs and corrosion-resistant fasteners. Standing seam typically runs $1,000–$1,600 per square, as an estimate.

Salt air changes the material choice
On the island, the water is never far away. Steel panels, fasteners and flashing corrode much faster here than inland. For metal we recommend aluminum panels and stainless or coated fasteners; for tile and shingle, we pay the same attention to flashing metals and drip edge.
Getting to you
We cross over through Matlacha from Cape Coral. Island jobs take more planning for deliveries and debris haul-off, so we schedule material drops carefully and keep the work tidy on smaller lots.
After a storm on the island
Island homes often take the brunt of a storm before the mainland. If water is coming in, call for a tarp first; we will document the damage for your claim once the house is dry. See storm damage repair.
Bokeelia, Pineland, St. James City and Matlacha
The island stretches about 17 miles from Bokeelia in the north to St. James City at the southern tip, with Pineland and Pine Island Center in between and Matlacha on the causeway. Homes range from older cottages on stilts to newer block houses on canals. Raised homes need extra care with ladders and staging, and canal lots often leave little room for a dumpster, so we plan the layout of each job before tear-off day.
Choosing between metal and tile on the island
Aluminum metal is our first suggestion for most island roofs, because it does not rust and sheds wind well. Concrete tile also works here and suits homes that already carry the weight, but its flashing, drip edge and fasteners need the same corrosion protection as a metal roof. Shingle is the lowest cost, though salt and sun shorten its life faster on the water than in Lehigh Acres or inland Fort Myers.
Elevated and flood-zone homes
Much of Pine Island sits in a flood zone, and some homes have been raised or rebuilt since recent storms. A new roof on a home being repaired or elevated has to line up with the county's permit for the rest of the work. Tell us if other permits are open on the property, and we will make sure the roofing permit fits around them.
