What moves the price in Cape Coral

  1. Roof size and pitch. Steeper roofs need more safety setup and go slower.
  2. Shape. Every hip, valley and skylight adds labor and flashing.
  3. Deck condition. Rotted or delaminated sheets found during tear-off are replaced at a set price per sheet.
  4. Material and profile. Clay over concrete, standing seam over 5V, aluminum over steel.
  5. Code items. A sealed roof deck, upgraded nailing and, on some homes, roof-to-wall connections.
  6. Access. Pool cages, lanais and tight lots slow tear-off and cleanup.

Why two Cape Coral quotes can be thousands apart

The cheaper quote is often the shorter scope. Check whether each one includes the permit, full tear-off, deck re-nailing, a sealed deck or secondary water barrier, new flashing and vents, and a price per sheet for any deck replacement. Put them side by side line by line and the gap usually shrinks.

Repair or replace: the cost view

A repair that buys several more years on a sound roof is good value. Paying for repeated repairs on a roof with failing underlayment is not. For insurance, Florida law lets carriers inspect roofs 15 years or older, and a roof with less than five years of life left can cost you coverage. Our inspection tells you which side of that line you are on.

Cost questions

How much does a new roof cost in Cape Coral?

For a typical 2,000-square-foot home, about $15,000–$24,000 in architectural shingle, $28,000–$55,000 in concrete tile and $25,000–$45,000 in standing-seam metal, as estimates.

Why is a roof priced by the square?

A square is 100 square feet of roof surface. Because roofs have pitch and overhangs, a 2,000-square-foot house usually has more than 20 squares of roof, often 25 to 28.

Does insurance pay for a new roof?

Only for covered damage, such as a storm, minus your deductible. Insurance does not pay to replace a roof just because it is old.

Why do roofing quotes vary so much?

Quotes often cover different scopes: one includes deck repairs, a sealed deck and new flashing, another leaves them out or prices them as extras later. Compare line by line.
