In short: a new concrete tile roof on a typical Cape Coral home runs about $28,000–$55,000, or $1,100–$2,000 per square, as estimates. Many tile roofs that leak don't need new tile at all: the underlayment beneath has worn out, and the tile can be lifted and re-laid.

Why tile roofs leak

Tile sheds most of the rain, but the underlayment beneath it is what keeps the house dry. In the Florida sun that layer breaks down long before good concrete tile does. Once it cracks, water that gets past the tile finds the deck. That is why a tile roof can look perfect from the street and still leak.

Our tile services

  • Broken-tile replacement, matched to your profile and color as closely as we can.
  • Lift and re-lay: sound tile comes off, new underlayment goes down, and the same tile goes back on. Often the best value on a roof whose tile is fine.
  • Full tile re-roof in concrete or clay, barrel, S-tile or flat profiles.
  • Hip and ridge repair, where mortar or foam has let go.

Estimates, not quotes. Clay tile costs more than concrete, and the profile, the number of hips and valleys and the amount of breakage on removal all change the price.

Weight and attachment

Tile is heavy, so a home switching from shingle to tile needs its structure checked first. On every tile roof, the attachment method, foam adhesive or mechanical fasteners, has to match the product approval for wind. We follow the approval to the letter, because that is what the inspector checks.

Questions about tile roofing

How long does a tile roof last in Florida?

Concrete tile itself can last for decades. The underlayment beneath usually needs replacing well before the tile does, which is why lift-and-re-lay is common on older tile roofs.

Can I walk on my tile roof?

Best not to. Tile cracks under a point load. Let anyone servicing an A/C unit or dish know to step on the tile's lower edge or use walk pads.

Can I switch from shingle to tile?

Often, yes, after the structure is checked for the extra weight. We tell you before you commit.
