In short: a new roof on a typical 2,000-square-foot Cape Coral home runs about $15,000–$24,000 in architectural shingle, $28,000–$55,000 in concrete tile and $25,000–$45,000 in standing-seam metal, as estimates. Every replacement here needs a City of Cape Coral permit and inspections.

What a full re-roof includes

  1. Tear-off down to the wood deck, with the yard and pool area protected.
  2. Deck inspection. Rotted or delaminated sheets are replaced, and the deck is re-nailed to current code.
  3. Sealed roof deck. A secondary water barrier goes down so a lost shingle or tile does not mean water inside.
  4. New flashing, vents and drip edge, not the old metal reused.
  5. The new roof, installed to the manufacturer's high-wind instructions.
  6. Inspections and cleanup. We schedule the city inspections, magnet-sweep for nails and close the permit.

Choosing a material for Cape Coral

Shingle costs least up front and goes on fastest. Tile gives the classic look and handles heat well, but needs a structure that carries the weight. Metal costs more but holds up to wind and, in aluminum, to salt air along the canals. We price the options side by side so you can compare.

Insurance and your new roof

Florida law (§627.7011) limits when an insurer can refuse a policy because of roof age alone: a roof under 15 years old cannot be turned down on age by itself, and an older roof can be inspected and cannot be refused on age if it has at least five years of life left. A roofing contractor can do that inspection. After a re-roof you get the permit record and product details your agent and wind-mitigation inspector ask for.

Questions about roof replacement

How long does a re-roof take?

Tear-off and dry-in on a typical home is usually a day or two. Shingle and metal finish within days after that; tile takes longer because each piece is set by hand. Permit timing and weather set the overall schedule.

Do I need to be home?

No, but we walk the property with you before and after. Expect noise during tear-off and keep pets and cars clear of the drip line.

Can you go over my old roof?

We don't. Florida code allows re-covering only in limited cases, and a full tear-off is the only way to see and fix the deck and to put down the secondary water barrier the code requires when a roof is replaced.
